This question is very subjective; however, there are some key factors you can use to determine your budget. If you crunch the numbers and your payments are in excess of 25% to 30% of your net income, you should find a cheaper home. While you may be able to afford the payments in a perfect world, if any unforeseen expenses arise – which is unavoidable, you’ll be in trouble. Be sure to do some research about the different types of mortgage loans available, compare interest rates, and determine what type of home loan will best suit your needs. You can use a mortgage calculator to calculate your monthly payments for each type of loan, and depending on whether you choose a 15-year or 30-year fixed rate mortgage, or adjustable rate home loan.

It can be very easy to overlook, or underestimate the cost of utilities, property taxes, homeowners association dues, and mortgage insurance. In addition, you need to factor in the down payment amount and closing costs associated with your purchase. There are many out-of-pocket expenses to consider in addition to the mortgage payment. If you’re buying a home that will need significant repairs, you will want to estimate these costs as well. Make a list and use generous estimates to ensure you don’t get in over your head.
